Sub-floors are particularly vulnerable parts of a building and common place to find outbreaks of rot and beetle infestation. This is because the materials used below floor level are located below the buildings damp proof course and are inherently wet. Moisture will evaporate from these materials generating high levels of humidity thus leading to poor sub-floor conditions. Timber is also a hygroscopic material therefore the moisture content of timbers located within a sub-floor can increase placing the timber at significant risk.
Sub-floors are notoriously difficult to inspect, they are often shallow, physically inaccessible and often have limitations presented by fitted floor coverings and furniture.
Wherever there is a risk of damp, high ground levels or when ventilation is compromised the sub-floor should be inspected.
Our sub-floor surveys include a detailed assessment of the building starting with an external survey to identify potential building defects, which could allow water ingress or damp to occur, placing timbers at risk.
Internally our surveyors will endeavour to inspect all structural floor timbers. Provided prior permission is arranged, our sub-floor surveys may include, but are not restricted to, lifting floorboards for visual inspection or physical access where possible, moisture analysis, timber condition appraisal and ventilation assessment. Where we suspect problems may exist and physical access is not possible, our surveyors may use specialist fibre-optic cameras or remote inspection robots to look into hidden places, so even the concealed can be revealed.

Once complete our surveyors will produce a bespoke report which will contain a comprehensive assessment of the problems identified during your survey. Your report will include our diagnosis, damage appraisal, recommendations, repair specifications and costs for repairs, if necessary.
Edited pictures along with category damage ratings are also included to assist your understanding about the urgency of any repairs needed.
