  • I find this satisfying and encouraging! Two photos undertaken almost a month apart on a property in Harrogate which suffered from an escape of water event. When the escape of water event occurred the property and flooring were stripped out and reinstatement (not by ourselves I should add). Shortly afterwards however, the new flooring started to display symptoms of damp, cased by moisture still being present within the floor structure from the leak, a consequence of not drying the floor or checking prior. Now the flooring has all been removed although no drying system has been installed here. Instead our client has chosen to let the floor dry naturally although of course we're now on hand to monitor the floors reduction in moisture content and to confirm / certificate when it's dry so they can safely reinstate the floor coverings without anymore problems. If only they had known about us before !

  • Drying of a floor/ ceiling void using specially adapted hoods for air movers allowing us to duct and divert air into normally inaccessible floor voids to dry efficiently and reduce the overall extent of damage and risk of decay.

  • This image is of the same property from the last image where intermittent testing of the floors was being undertaken using various methods (calcium carbide test shown in this image) to establish the moisture content of the floors during the drying phase. 
  • This is a speciality drying system recently set up by ourselves in a flooded property in Tollerton North of York. In this property the soil and vent pipes (waste pipes) are internal. The client started to experience issues with dampness along some of the internal walls and chimneys and instruct a survey. We identified the property was not in fact suffering from rising damp as our client initially suspected but in fact  following a very through profiling survey accross the floors traced the source of moisture back to the waste pipes which were in fact leaking. Unfortunately the leaks were well established and had caused complete decay of the insulated floating floors which as you can see here have all been stripped out. Dampness was also affecting the internal dividing walls which had been erected from the constructional solid floor slab. We specified and installed a specialist drying system which has involved tenting in all the affected walls and floors in heavy gauge upvc to reduce the drying areas and are using a combination of specialist desiccant dryers and refrigerant dehumidifiers to dry the floors prior to reinstatement.  
  • Checking for the presence of moisture in a water damaged property. In this scenario the floors were of solid construction, insulated with a floating timber floor. A leak had allowed water to migrate between the solid floor structure and the insulation resulting in damp affecting the surrounding walls. To limit disruption to the finished floors a series of deep wall probes were used to test beneath the floors surface in addition to this inspection hatch which was used for initial identification of the problem prior to fining the leak. The leak had caused extensive damage to the chipboard floor surfaces in addition to saturating the polystyrene insulation and slight decay of the carpet floor coverings. Floor tiles within the hall and kitchen had also fracture as the chipboard floating floor beneath had decayed.   Identifying the extent of damage throughout the building was our immediate concern prior to drafting a repair specification, which in this scenario is most likely to involve, repair of the offending leak, exposure of all affected floor surfaces and disposal of the saturated insulation and decayed floor. A specialist drying system will be used to dry the floor structure removing all trapped moisture prior to reinstatement of the floor.  Most companies don't undertake disruptive investigation, but we do! Failing to expose and investigate properly can easily lead to miss diagnosis. 
  • Checking for the presence of moisture in a water damaged property. Unfortunately the floors were tiled limiting inspection although it was essential we accurately assessed the extent of water damage to ensure a successful repair. In this scenario the floors were of solid construction, insulated with a floating timber floor. A leak had allowed water to migrate between the solid floor structure and the insulation resulting in damp affecting the surrounding walls. To limit disruption to the finished floors a series of deep wall probes were used to test beneath the floors surface and assess the condition of the insulation and timber beneath which allowed us to ascertain the extent to which water had affected the floors. 
  • Look at the size of these efflorescent salts!  These are huge salt crystallisations found on the third floor of a building. The wall where these salts had formed had suffered from extensive water ingress which had caused the internal plaster and skim to delaminate from the wall internally. Externally the thick stone walls are rendered in a cementitious render which has significantly reduced the ability of the walls to breath therefore the majority of evaporation as occurred internally where the original lime plaster is still present. Salts present within the masonry have migrated through the wall in solution and have been left deposited on the face plaster as salt crystals during the evaporation and drying process. The issue of water ingress is now historic and the salt crystals present are merely a cosmetic  problem which can simply be repair by re-plastering.

  • This property was constructed with cavity walls built from a concrete raft foundation which is visible beneath the brickwork. Externally it was obvious there was an issue as the slab foundation and brickwork at low level  was saturated on different elevations. From a thorough inspection internally a leak was identified  from within the bathroom resulting in the escape of water which had been migrating between the vinyl floor coverings and the slab foundation escaping at the first available opportunity, externally between the slab and brickwork walls. Internally the property has extensive mould growth, secondary damage a result of the wet surrounding wall and floor caused by the leak resulting in high internal atmospheric conditions as the building evaporated moisture from the wet materials. Using a series of different inspection and diagnostic checks involving moisture mapping and thermography we managed to identify this issue before the leak caused any further damage to the building.  
  • Poor soldering had caused this joint to come appart beneath a suspended timber floor causing the heating system to fail leaving  the home owners without heating or hot water during winter. This defect was located during one of our leak detection surveys. 
  • A radiator valve which has obviously been leaking for sometime had caused considerable damage to the adjacent wall and plaster finishes.  
  • During our water damage repairs our drying systems and properties are continuously monitored to ensure a balanced and efficient drying system is achieved with the aim of reducing drying times, minimising loss and saving our clients and their insurers money. This image was taken during a site visit whilst monitoring a property following a water damage incident. 
  • Still water freezing within a pipe during winter can cause the pipe burst allowing gallons of water to escape throughout the property causing significant damage to both the building and contents. Always ensure your pipes are insulated and your heating system is set to operate should the temperature drop below freezing. For landlords we also recommend you consider isolating any services whilst your property maybe unoccupied as often most insurance policies will not cover your property should a burst pipe occur if the property is left with services on and empty.
